The Free Listing Teardown

For self-managing owners, a personalized audit of their current listing beats any calculator — show them the gap between what their home earns and what it should, and make it impossible to un-see.

The play

  1. Build the teardown template once

One tight page per audit: their pricing vs. the market’s (static weekend pricing is the classic find), photo quality and ordering vs. what converts, review velocity vs. yours, calendar gaps vs. market occupancy, and a bottom line: “roughly what this gap costs per year.” Framework and ranges, not fantasy promises.

  2. Pick targets where the gap is visible

Hunt listings whose size and location say they should earn far more: weak photos on a great home, prices that never change, review counts that stalled a year ago. The bigger the visible gap, the more the teardown sells itself.

  3. Lead the outreach with the finding, not the pitch

“I pulled a quick comparison of your cabin against 40 similar ones nearby — three things stood out. Want the one-pager?” You’re giving value before asking for anything — and specifically NOT offering the free income projection every competitor leads with. Projections are table stakes owners ignore; a teardown of their actual listing is evidence they can’t un-see.

  4. Deliver it, then shut up and listen

Walk through the three findings in ten minutes, answer questions, and let the gap do the selling. The close is soft: “If you’d like, we can show you exactly how we’d fix each one — that conversation is free too.”

  5. Productize it so a rep can run it

Template + data-pull checklist + a 30-minute cap per teardown. Volume matters: five teardowns a week is a real pipeline, and the discipline of the cap keeps it honest give-first marketing instead of unpaid consulting.

  6. Recycle every teardown into content

Anonymized findings become your best owner-marketing content: “The 3 pricing mistakes we see on [market] listings” — which attracts the next round of self-managing owners to raise their hands voluntarily.

What to expect

Timeline
First teardowns delivered within a week of templating; owner conversations open within the first batch — this is a fast-cycle wedge by owner-marketing standards.
Conversion shape
Not every teardown converts now — it converts trust now. Expect a slice to sign within months and a long tail to come back when their frustration peaks. Stay in touch (Play 29’s cadence).
Good result
A repeatable, delegable wedge that opens cold owner conversations warmly — and positions you as the manager who showed them the money before asking for any.
