The play

  1. Build the property catalog

Feed your inventory into a Meta catalog: one item per property with hero photo, name, location, sleeps count, and starting price. Most PMS/booking engines export a feed; keep it syncing so sold-out properties drop automatically.

  2. Instrument view and begin-checkout events

The pixel needs to know which property a visitor viewed (content IDs matching the catalog). ViewContent on property pages and InitiateCheckout at quote start unlock true dynamic retargeting: each viewer sees the homes they actually browsed.

  3. Launch the dynamic carousel to warm audiences

Property-page viewers first, then site visitors, past-guest and WiFi-captured lists layered in (60–70% of captured guest emails match to Facebook accounts). Use the look-back ladder: 30 days is the default, 3–7 days for high-traffic sites — 7–14-day visitors convert notably better than 60-day ones. A $2–5/day always-on floor keeps the campaign alive even in budget droughts; this campaign earns scale, it doesn’t need it to start.

  4. Let the catalog do the creative work

Dynamic ads write themselves from the feed — the traveler sees “their” cabin with today’s price. Add one overlay frame at most. In week-after-week testing across accounts, nothing beats the catalog carousel on cost per booking.

  5. Run a static hero variant alongside

One curated carousel with your flagship property in slot one and your four best properties total (not the whole portfolio) catches people earlier in the dream phase. Order cards by proven revenue, use interior hero shots (never front elevations), link each card to its property detail page — a single-property carousel pointed at its own page once returned 7 bookings on $65 — and write “monthly” rather than “long term” anywhere extended stays appear, to stay clear of housing-policy flags.

  6. Cap frequency — and choose your booked-guest policy deliberately

Watch frequency: warm pools are small, and the same cabin chasing someone at frequency 12 stops being charming. On excluding recent bookers, there are two valid schools: suppress them for pure efficiency, or deliberately keep them in — their “just got back, it was amazing” comments become social proof cold prospects can’t get anywhere else. Test both; just pick on purpose. And when budgets get cut, this audience is the last thing standing: checkout-starters and property-page viewers survive; prospecting dies first.

What to expect

Cost profile
Cheapest bookings in the account, typically by a wide margin. Recent receipts across accounts: $28/booking within three days of launch; $38/booking on a month that returned ~$75K in click-attributed value; 10 bookings from $500; CPCs around $0.53 while sibling formats ran $0.66–0.85.
Timeline
Bookings within the first week if the pool is warm; judge on 30 days.
Good result
A standing campaign that quietly converts your site traffic and past guests all season — the reliable core the rest of the account gets to experiment on top of.

Verify your pixel fires ViewContent with property IDs today (Meta’s Pixel Helper takes five minutes). That’s the gating item — everything else is assembly.
