Key Takeaways

Audit your marketing before you plan the year ahead: Conrad and Paul’s Growth Activation Audit checks exactly 100 items across eight areas — strategy, brand, website, search, content, social, email, and homeowner marketing. Scoring in the 20s or 30s is genuinely fine; a perfect 100 means you don’t need anyone’s help. The point is seeing your gaps before you commit next year’s budget.

Start with strategy — tactics can’t fix an undefined destination: Managing two-bedroom condos while dreaming of ten-bedroom estates is lifting 200 pounds and aiming for 500: you get there through 215 and 230. Before any tactics, the audit asks whether you can answer:

  • Who is your ideal guest persona?
  • Is there a written one-year plan?
  • Can you show a vision and mission statement?
  • Does each team member have a measurable goal?
  • Where should the business be in three years?

Your direct booking website is the storefront everything depends on: Having a website is a yes-or-no checkbox; having a good one — functional, usable, converting — is the real question. When a client has revenue problems, Conrad can usually trace them back to the direct booking site. Pour traffic into a leaky bucket and no channel upstream can save you.

Protect the brand before someone takes it from you: One client skipped the trademark and a multi-billion-dollar hotel brand came after them — a painful, costly rebrand and a near-lawsuit. Watch the B&B trap too: Airbnb isn’t tolerating ’B&B’ in company names. And ’area name plus vacation rentals’ is a hard brand to ever be known for.

Put your brand inside the property, not just online: A guest who booked on an OTA should still know who’s managing their stay. Wander screws branded signs onto the outside of every property — a simple physical reminder that reinforces the logo every time someone looks up. That recognition is what turns one OTA stay into reviews and direct repeat bookings.

SEO comes down to keywords, area expertise, and quality links: Pick keywords with real volume that match your properties, build content that makes Google see you as the area expert, and earn good links — that’s the process. Skip the perfection chase: every top-ranking vacation rental site has minor technical flaws. The better questions are what traffic, click-through rate, and bookings you can expect.

Property descriptions and guidebooks come before blog content: Get the base layer right first: a comprehensive property description on every listing, and a guidebook worth sending to someone who just handed you $2,000. Conrad recently saw a guidebook so bad he’d rather the client send nothing. From there, build the core area pages — things to do, restaurants, attractions.

Pick one social channel and earn a thousand followers first: Trying to be everywhere at once is how you do everything badly. Match the channel to your guest persona — usually Instagram or Facebook — get to a thousand followers, stay consistently active, then expand. On influencers: free stays for anyone with an account is waste, and the good ones with real audiences don’t cold-pitch you.

A welcome series plus a monthly newsletter beats 90% of managers: Email is the one channel you own. Some five-year-old companies arrive with no list at all; one four-property host showed up with 2,000 diligently collected contacts — company size predicts nothing. Nail those two basics first; A/B tests, contests, popups, and in-property capture like StayFi are the last 10%.

Homeowner marketing is a Dream 100 game, not mass mail: Blanket mail doesn’t sign owners. Target a Dream 100 list of the exact properties you want, customize the outreach — 50 personal letters or a box of chocolates beats 1,000 generic postcards — and track every touch in a dedicated CRM. Owners save those mailers and call during signing season. Land them on a dedicated owner page with an ROI calculator, not your contact form.
