The DSA Safety Net

Dynamic Search Ads (folding into Google’s AI Max for Search from February 2027) crawl your property pages and catch every long-tail search you’d never think to bid on — “3 bedroom oceanfront condo sleeps 8 north end” included.

The play

  1. Point DSA at the right pages only

Use a page feed or URL rules to include property pages and amenity/location landing pages. Exclude the blog, policies, owner pages, and anything you’d hate a guest to land on from an ad. Precision here is most of the setup.

  2. Let the landing page write the headline

DSA generates headlines from your page content — which means your property pages’ titles and H1s are now ad copy. If a property page is titled “Unit 204,” fix that first; “Oceanfront 3BR with Private Pool — Sleeps 8” makes both a better page and a better ad.

  3. Write descriptions that sell direct

You control the description lines: book-direct benefits, no service fees, flexible policies. Keep them evergreen so they fit any property the system matches.

  4. Fence it off from your other campaigns

Add every keyword you actively bid on as a negative to the DSA campaign (or use campaign priority via structure). DSA’s job is what you missed — not cannibalizing what you already cover.

  5. Cap it and let it hunt

Modest daily budget, conservative CPC or tCPA once conversions flow. DSA finds odd, wonderful queries; the budget cap keeps the odd ones from getting expensive.

  6. Harvest monthly

The real prize: read the DSA search terms report monthly and promote converting queries into your keyword campaigns as exact match. DSA is a keyword research engine that pays for itself while it works. Tune the page feed on the same cadence — drop URLs that click without converting, and give converting-but-underexposed pages more room.

  7. Strip the image extensions

At the account level, keep automated image assets away from DSA: Google will happily pair a query about one property with a photo of another. A text ad with no image beats a beautiful ad with the wrong cabin.

What to expect

Timeline
Serving within days; a useful harvest of converting long-tail terms after 4–8 weeks.
Cost profile
Should run cheaper than your generic keyword campaigns — it’s catching specific, low-competition queries.
Good result
5–15% incremental conversions at or below account CPA, plus a monthly stream of proven keywords you’d never have guessed. In small accounts DSA can quietly carry the month — we’ve watched a ~$500 DSA month produce eight bookings and roughly $31,000, nearly the whole account’s revenue, and a single DSA-caught query land a $13,000 booking. If DSA becomes your biggest campaign, your keyword coverage has holes — fix them with what DSA found.

Watch-outs

Immediate action

Check your search terms report for the last 30 days: count the converting queries that match no keyword you bid on. That number is DSA’s job description.
