HOUSE RULES

Guest agrees to abide by all rules and regulations contained herein or posted on the premises related to the Rental Property. Guests’ obligations include, but are not limited to, keeping the premises as clean and safe as the conditions of the premises permit and causing no unsafe or unsanitary conditions in the common area and remainder of the premises that Guest uses. Guests agree not to use the premises for any commercial activities or purpose that violates any criminal law or governmental regulation. Guest’s breach of any duty contained in this paragraph shall be considered material and shall result in the termination of guest occupancy with no refund of any kind.

Check-in time is 4 p.m. on the arrival date, and check-out time is 10 a.m. on the departure date. Before your departure, we would appreciate if you would take care of the following:

Leave linens on the beds Place used towels in the showers Load the dishwasher and start it Gather all trash and place in the neighborhood dumpster Return all furniture to the original locations Set thermostat to 76 degrees in the warmer weather or to 68 degrees in the cooler weather Check all doors and windows to be sure that they are locked

There is NO SMOKING in our home. If we find that you have smoked in our home, there will be a minimum $400 fine charged. If you smoke outside, please dispose of your cigarette butts properly in the trash.

We have parking in front of the home and overflow parking available in the neighborhood. Guest is responsible for any parking fines or expenses incurred during the stay.

In no event shall the Rental Property be occupied by more than the [Max Occupancy] persons without prior approval by Owner. In no event shall Guests assign or sublet the Rental Property in whole or in part. Violations of these rules are grounds for expedited eviction with no refund of any kind.

[Local Fire District Name] advises that occupancy of each bedroom in the county be limited to just two occupants pursuant to the [Local Fire Regulation Code]. Any additional occupants per bedroom are at the discretion of the guest, and [Company Name] and the home owner should not be held liable.

Guests hereby acknowledge and grant specific permission to Owner to enter premises at any time for inspection purposes should Owner reasonably believe that Guests are causing or have caused any damage to Rental Property. Guest further agrees to grant Owner access to Rental Property for purposes of maintenance and repair. If listed “For Sale”, Guests agree to grant access by scheduled appointment upon notification.

PETS

There are no unapproved pets allowed in [Property Name]. If you bring an unapproved pet, or a family member shows up with one, please give us a call immediately. If you fail to give us a call, and we find out about your pet after you leave, you will be charged a minimum $350 fine.
